Case Study: Bunzl – VIC RDC

The Client

Bunzl is a multinational distribution and outsourcing company. They supply non-food consumable products to a range of industries including hotel and catering, food processing, healthcare and cleaning and safety.

The Situation

After completing the operational DC design, XAct Solutions was engaged by Bunzl to procure and deliver a new 12,400m2 distribution centre in Melbourne to consolidate three existing facilities. Time was critical, as Bunzl faced an imminent lease expiry.

The Process

XAct Solutions procured and delivered a new Distribution Centre in Melbourne’s South East industrial precinct. We worked through a series of stages on this project to deliver the right industrial property solutions:

  • Developed a design brief through workshops with key stakeholders
  • Approached the market via a Request for Proposal process
  • Negotiated final terms with the preferred Developer
  • Managed drafting of legal contracts
  • Managed the delivery of the project within agreed contracted terms
  • Managed the integration of base building for fit-out.

The Outcome

The new VIC DC was secured on extremely competitive rental rates with a large structured incentive that included racking, general incentive that included racking, general incentive and ongoing transport rebates. The project was delivered on time with the developer assuming significant risk on timing, thus creating a feasible warehouse solution for the client.
