Case Study: Hobart International Airport Freight Precinct

The Client:

XAct Solutions was engaged by Hobart International Airport, the largest airport in Tasmania, to help develop a concept master plan and feasibility study for the development of a new logistics freight precinct on airport land and then manage the delivery of the first stage subdivision and buildings.

The Situation:

Hobart International Airport wished to develop a new freight precinct to take advantage of the future international air freight capability and provide high quality logistics facilities with direct airside access.

Hobart International Airport’s 2015 Master Plan outlines the airport’s vision for growth and the delivery of strategic infrastructure which will provide many new opportunities for the airport and Tasmania. The recently completed runway extension will enable direct flights between Tasmania and South East Asia, for both passenger and freight planes. These opportunities allow for the development of other programs.

The Process:

  • XAct Solutions drew on its experience in the development of logistics property and worked with airport operations to develop a concept masterplan and provide input into the development feasibility. XAct Solutions then managed the delivery of the development.
  • XAct Solutions engaged the design consultants and managed the preparation of the freight precinct concept masterplan.
  • XAct Solutions provided expert input for the property development feasibility which was approved by the board.
  • XAct then managed respondents, co-ordinated site visits, ensured operational understanding was clear, maintained central repository of all respondent activity and communications.
  • XAct Solutions managed the design development and RFT process for the appointment of a D&C Contractor for the construction works.
  • XAct Solutions managed the delivery of the works as the Superintendent to the D&C Contract.
  • XAct Solutions acted as the airport’s representative under the Agreement for Lease with the tenant and managed the changes required to accommodate the tenant’s temperature controlled goods requirements.

The Outcome:

The development was completed on time and under budget and a key tenant was able to occupy for peak season trading.
